Laminate countertops. It’s no secret that granite is now the gold standard when it comes to kitchen countertops, even in entry-level homes. If you’re looking to spruce up your home, definitely consider putting your money in granite. It’s not only durable, but you can typically get a very good return on your investment.
Carpeted living areas. If you’re going to sell your home quickly, carpet is a no-brainer; it’s a quick, efficient way to update the home and have it feel more move-in ready. However, if you’re looking at doing something for yourself, your money would be well-spent on solid-surface flooring. Depending on the area that you’re in, wood and granite are popular, durable options.
Jetted tubs in the master bathroom. When I started in real estate, it was hard to even sell a house without a jetted tub in the master suite. However, today’s buyers typically see them as a waste of space and something they don’t use often enough to justify. If you’re doing an update, consider reconfiguring that space; a spacious walk-in shower or even a tub-shower enclosure with additional cabinet space may serve you better.
Outdoor kitchens and fireplaces. These were once hot items that, again, buyers have figured out to be of minimal utility. Instead of putting these in, your money is often better spent on the interior renovation. A simple fire pit or covered pergola can create an outdoor feeling when you entertain—without breaking the bank.
